Yes, you’ll get a general idea of pricing ranges for the ideas that you have.

That will help you determine whether custom home building makes sense for you and your budget. Firm, comprehensive pricing takes more time to develop and is based on many factors, including your preferences in features and finishes of the home and the necessary site work. We also consider whether or not your lot has municipality issues.

Its true, there are many builders out there and we may or may not be the best fit for you depending on what you’re looking for.

For example, if you’re looking to move into a new home and you are looking for a builder who is very detail oriented and builds the house the way that builds his own house, we are the one.

We custom build each home. This allows for maximum flexibility for each client. We’re not trying to sell you a house; we want to provide our services. That’s what we’re all about … servicing our clients.

Zanotis Homes’s business model is to provide you with details and options so you can essentially build the house package within your budget, to your taste and, in some cases, to fit your lot that may have tight restrictions and regulations.

We started building house and Mid-rises since 1999. We consistently deliver very high quality at a reasonable price.

How do I know if I’m ready for a free consult?

Most of our clients are within one of three categories:

1) Looking at the existing housing market but unable to find “the one”

2) Looking to build an upsize or downsize home to better match their current lifestyle

3) Love the location of their current home, but the home itself no longer serves them.

You’re ready for a consult if:

  • You’ve researched information about building a home, but still have unanswered questions.
  • You have bought a building lot but haven’t yet talked to a builder.
  • You’ve compiled a list of ideal features (such as style, number of rooms, ideal location, primary features) and want to see if custom building makes sense for you and your budget. You do not need to have home plans prior to meeting with us.Most of our clients develop plans together with us.
  • You’ve designed a house and never estimated the pricing.
What if I already have plans and am interviewing builders. Do you offer a free quote?

Sure, we will offers you our quote based on your plan and requirements.

What if I’m not ready to make a decision on the spot?

Although some clients do come in and tell us right at the start that they want to build with us, we never expect people to make a decision (or sign anything) on the spot

Buying a home is a huge decision and we understand that it takes a lot of information gathering. Our job is to help you get the information you need to ultimately make a decision that you feel good about. We need to determine if it’s a mutually good fit.

What happens when we’re done with our consultation?

You will be in a position to leave your consultation with most (if not all) of your questions answered so you can decide if new construction is a viable option for you, and if you’re comfortable with further developing plans to work together.

We recognize that this takes time, so we will likely set up a follow up call for the future to see if you have any further questions we can help answer.

What’s the next step if I determine that your pricing is appealing?

The next step is to refine the design and develop the exact specifications that you want. At this stage we’ll be able to give you a more detail of the process and contract.

I work during the day, do you schedule appointments on evenings/weekends?

Absolutely. We try to be as accommodating as possible. If you end up choosing us as your custom house builder we will also be flexible during the selection and construction process.

Can you recommend any construction mortgage lenders?

Yes, we have relationships with many mortgage brokers and private lenders . We can help you to decide which one makes the most sense for you.

How do I prepare for a consultation? What should I bring with me?

In general, you’ll want to bring your ideas with you. If you have a design, send it to us beforehand so we can get an idea of what you’re looking for. If you have a lot, bring your survey information. The more information you can send to us ahead of time , the more productive and helpful your consultation experience will be.

Can you recommend any real state agent if we decide to sell the house?

Yes, we are currently working with few honest and reliable real state agents and we will introduce them to you.
